How we price a project: from ₦100M to ₦13,167 per shop
Start with the project cost and the investor return. A ₦100M project at 12% p.a. over 48 months amortizes to about ₦2.63M per month across all investors.
Divide by the number of paying units — 200 shops — and the base is ₦13,167 per shop per month. That is the floor the tariff must clear.
We layer a ~1.5x cover for operations, vacancies and maintenance, which sets the metered tariff near ₦19,750 per shop per month. The gap is what keeps repayments whole in bad months.
